As your real estate agent, Robin represents you, the seller, and is on your side during the home selling process. She has a responsibility of loyalty to you and cannot disclose confidential information about your personal situation or finances without your consent. She has a responsibility to negotiate to your best advantage.
A Buyer’s Agent represents the interests of the buyer, and has a responsibility of loyalty to the buyer. The buyer’s agent has a responsibility to disclose material facts relating to the transaction, but not confidential information.
A Dual Agent represents the interests of both the seller and the buyer, at the same time. A dual agent has a responsibility to both the buyer and the seller, and must act in the best interests of both parties. However, a dual agent may not promote one party’s interest above another. All parties involved must give informed consent before Dual Agency can take place. (In other words, it has to be in writing).
An agent representing solely the buyer or solely the seller is a Single Agent. The agent still owes a duty of honesty and fairness to all parties however is advocating for the interests of only one side. Robin’s business policy is to act as a Single Agent to avoid conflict of interest and to best represent you.

- Present Comparative Market Analysis to determine the most effective pricing and positioning strategy
- Discuss Financing options for potential buyers
- Provide an estimate of Net Proceeds
- Discuss Marketing Plan and follow-up
- Track local real estate market trends during the course of listing and recommend price/strategy adjustments as necessary
- Discuss Home Warranty options
- Prepare and assist with listing contracts
- Explain forms, agreements, contingency options
- Assist with Home Enhancement and Staging
- Present ALL offers and Negotiate on your behalf
- Assist with home pre-listing inspection as deemed necessary
- Discuss Inspection options and assist with issues that may arise
- Provide subcontractor contacts as needed
- Verify all contingencies met by buyer on schedule
- Arrange for signing of closing documents
- Verify sale is recorded/proceeds released to seller
- Arrange for key exchange with buyer/buyer’s agent
- Post-sale follow-up service
