What is a Buyer Agency Agreement and how does it help a buyer? When a seller signs a “listing agreement” with a professional Realtor, the Realtor and the Seller now have a loyalty to each other and each has duties and responsibilities. Why should the purchase of a home be handled in any less of a professional manner? And yet, there are many agents in the industry who will toss you in back of their car and start showing you houses with no consultation and no contract.
When you sign a buyer agency agreement with Robin, you will have the same representation and loyalty on your behalf as a seller does with their agent via a listing contract. Here are a few examples of what this means to you as a Buyer:
-
Robin will educate and advise you about the market, and compare competing properties—positive and negative.
-
Your information will be held in confidence
-
Robin will share any known information about the seller with you
-
Robin will counsel you in selecting an honest and ethical lender—more important than ever!
-
Robin will provide price counseling
-
Robin will negotiate approved purchase contracts that safeguard your best interests
-
She will show you homes that are listed by other agents, other companies and even for-sale-by-owner
-
Property showings not limited to one geographic area—Robin can show you properties in any area that works for you**
-
Preview and pre-driveby possible properties before showing them to you**
-
Offer services of various pre-qualified providers (inspectors, handymen, painters, etc.) both before and after the sale!
How much will this cost you? Most likely, nothing! When a seller signs a listing contract, they have agreed to pay a certain commission amount to the seller’s agent who then splits that commission with a buyer’s agent (if there is one). You will receive your own “advocate” at no cost!
